Return & Refund Policy

1. Introduction
This Return & Refund Policy ("Policy") governs all bookings, payments, cancellations, and refund processes for properties offered by Yugen Infra ("Company").
By making a booking (online or offline), the buyer ("Allottee") agrees to be bound by this Policy, the Agreement for Sale, and applicable provisions under the Real Estate (Regulation and Development) Act, 2016 (RERA).
2. Applicability
This Policy applies to:
- All residential, plotted, and commercial projects marketed or developed by Yugen Infra
- All bookings made via:
- Website / digital platforms (online bookings)
- Channel partners / sales teams / site offices (offline bookings)
3. Booking Amount
The initial booking amount paid by the allottee is subject to the terms mentioned in:
- Application Form
- Allotment Letter
- Agreement for Sale
The booking amount is considered confirmation of intent to purchase the property.
4. Cooling-Off Period (Customer-Friendly Clause)
To enhance buyer confidence, Yugen Infra offers a Cooling-Off Period under the following conditions:
- A 3 to 7 days cooling-off period (as specified in the booking form) shall be applicable from the date of booking.
- During this period, the allottee may cancel the booking without any penalty.
Refund Terms under Cooling-Off Period
- 100% of the booking amount shall be refunded
- Deduction (if any):
- Payment gateway charges
- Applicable taxes (if already processed)
- Refund shall be processed within 15–30 working days
Conditions
- Applicable only if:
- Agreement for Sale has not been executed
- No allotment benefits (price lock, inventory blocking beyond standard period, special discounts, etc.) have been availed
- Cooling-off benefit may be:
- Applicable primarily for online bookings
- Extended to offline bookings at Company's discretion
5. Cancellation by Allottee
5.1 Before Execution of Agreement for Sale (Post Cooling-Off Period)
If cancellation is requested after the cooling-off period but before Agreement signing:
- The Company may deduct:
- Booking / token amount
- Administrative charges
- Taxes and payment processing charges
- Balance amount (if any) shall be refunded within 30–60 days
5.2 After Execution of Agreement for Sale
Cancellation shall be governed strictly by:
- Agreement for Sale
- RERA provisions
As per RERA:
- Booking amount may be forfeited
- Balance amount (if applicable) refunded after deductions
6. Cancellation by Company (Promoter)
In case of cancellation due to:
- Payment default
- Breach of Agreement
- Misrepresentation
Refund (if any) shall be processed after deducting:
- Booking amount
- Penalties / interest
- Applicable charges
7. Refund in Case of Project Delay (RERA Compliance)
If project delivery is delayed:
- Allottee has the right to:
- Withdraw and claim refund with interest
- Continue and claim delay compensation
- Refunds shall comply with:
- RERA provisions
- State RERA guidelines
8. Mode of Refund
Refunds shall be processed via:
- Bank transfer (NEFT / RTGS)
- Only to original payee account
9. Timeline for Refund
- Standard timeline: 30–90 days
- Cooling-off refunds: 15–30 days
10. Non-Refundable Charges
Unless stated otherwise:
- Booking amount (post cooling-off period)
- Stamp duty & registration
- Government taxes
- Payment processing charges
- Legal/documentation charges
11. Force Majeure
Refund timelines may be affected by:
- Natural disasters
- Regulatory changes
- Government restrictions
12. Dispute Resolution
Subject to:
- Jurisdiction of competent courts
- Applicable RERA Authority
