In a significant policy move that has sent waves of optimism through India’s real estate market, the Reserve Bank of India (RBI) slashed the repo rate by 50 basis points, bringing it down to 5.5%. With the repo rate slashed, the Nifty Realty Index surged 4.45% to reach 1,037.25, while the BSE Realty Index mirrored the momentum with a 4.55% rise, touching 8,054.96.

  • Godrej Properties: Up 6.82%
  • Prestige Estates: Up 5.98%
  • DLF: Up 5.88%
  • Oberoi Realty: Up 5.28%
  • Sobha: Up 4.66%
  • Lodha: Up 3.79%
  • Signature Global, Brigade, Phoenix Mills, and Anant Raj Ltd also posted notable gains.

According to Anuj Puri, Chairman of ANAROCK Group, the rate cut will have a direct and immediate impact on buyer affordability. With EMIs set to drop, both end-users and investors are expected to return to the market, particularly in the affordable and mid-income segments.

Puri highlighted that post-COVID, the affordable housing segment has seen a significant decline — dropping from 38% of total housing sales in 2019 to just 18% in 2024. This rate cut, coupled with an already visible 19% drop in unsold inventory, may serve as the inflection point for a strong turnaround.

Moreover, the Cash Reserve Ratio (CRR) cut is expected to improve banking sector liquidity, enabling better financing for developers and easing funding challenges across projects.
